Standing on a 1.48 acre site, 9 Opal Way is located on Stone Business Park and situated off the A51, halfway between Junction 14 and 15 of the M6, with access via the predominantly duel carriageway A34. The Stone Business Park is home to a multitude of regional and national occupiers. The Business Park is well serviced and landscaped creating a modern working environment.

A well-presented property, 9 Opal Way comprised an industrial unit of steel portal frame construction with flat panel and profile metal insulated cladding to all elevations and roof, incorporating intermittent roof lights.

Formerly occupied by Schneider Electric, a large proportion of the building’s ground floor space had been used as offices. It also included two storey offices via a mezzanine, with all facilities fitted out to a high specification.

With a clear internal eaves height of approx. 8m and a dedicated secure service yard to the industrial area, plus extensive external areas for car parking and servicing, plans were in place for this space to be stripped & converted back to industrial use.  

When Schneider Electric vacated 9 Opal Way, Louis Taylor were appointed to act on behalf of a retained client who was also the owner of the premises.

Louis Taylor initially advised the Landlord and also managed a claim in lieu of dilapidations on the landlord’s behalf.

The dilapidations claim duly settled, Louis Taylor worked in conjunction with Oasis Construction Ltd to manage and deliver the refurbishment to a high standard in readiness for re-marketing and securing a new tenant for their client.

After a short period of marketing, Louis Taylor secured interest in 9 Opal Way, negotiated terms, and in liaison with the client’s solicitors completed a letting of the whole premises to Network Rail Ltd on the basis of a new 5-year lease.

Network Rail Ltd provide excellent covenant strength, and as a result their occupation underpinned our client’s investment moving forward.
