Trentham Trade Park (Phase 2) was developed by nationally renowned and local well-known developer St Modwen, with practical completion in December 2018. 

An extension to the Phase 1 development of the popular Trade Park located in the Trentham area of Stoke-on-Trent, Phase 2 provided a further 9 modern warehouse units with the benefit of planning use classes B1c/B2 & B8. 

Available unit sizes on the development ranged from 4,062 sq ft to 9,981 sq ft, with allocated parking, 6m eaves height and common service yard with excellent circulation space.

Our breadth of property expertise has been our strength for many years, enabling us to effectively add and create value on behalf of our many valued clients. This no doubt led to our being appointed as agent from day 1 by St Modwen, prior to a spade going into the ground.

What the project involved.

Among our project responsibilities were advising on size and configuration for optimum results in the target market. Initially Louis Taylor advised St Modwen and handled the transfer of a number of long leasehold interests to owner occupiers and private investors.

Following this phase of marketing, Louis Taylor then went on to market each of the available units to let, and to ultimately negotiate and agree 100% of all lettings on Phase 2. 

Well known and valued clients.

Among the tenants secured for Louis Taylor’s clients included well known businesses with excellent covenant strength. These included Screwfix, the UK’s largest retailer of trade tools, accessories and hardware products; Howdens Joinery, a major supplier of kitchens and joinery products to the building trade; and City Plumbing, the UK’s favourite plumbing merchant.

We achieved prime rents for the area, with excellent term lengths securing investment value for our clients along, with confirmation of Trentham Trade Park as the City’s prime trading location for such premises. 

On completing 100% of the lettings on site, Louis Taylor then advised St Modwen on the sale of their freehold interest of both Phases 1 & 2 of Trentham Trade Park and Trentham Business Village to new and current owners Sandyford Properties Ltd.

This completed the full ‘turnkey’ service provided by Louis Taylor, all aspects of which were handled by us, from advising prior to development, to ultimate sale of the completed and fully let site as a packaged investment.

As a result of Louis Taylor’s involvement, a number of well-known and strong covenant tenants were attracted to the area, boosting both employment and provision of facilities for the City.
