The site was originally sold back in 2018, and following an instruction from Staffordshire County Council, Louis Taylor’s services were retained to handle the marketing and disposal of the a 1.5 acre uncleared potential development site in Silverdale, Newcastle under Lyme, Staffordshire, ST5 6PA.

The site is located on the edge of well-established Keele Valley Business Park, which is literally just a stone’s throw from the nationally recognised Keele Science Park, advertised as suitable for a variety of uses subject to planning permission, and priced at £275,000. 

Louis Taylor’s MD, Graham Hulse, dealt with the original instruction personally, which involved working alongside the site’s new owner and their development and planning advisors.

The transaction consisted of devising a scheme to accommodate a new 10,000 sq ft industrial unit with adjacent hardstanding upon the 1.5 acre site. 

While the planning application was progressing, the team at Louis Taylor then successfully negotiated and secured a pre-let of the building, once completed, to Smiths News Trading Ltd., on a new 10 year lease at Market Rent.

This would involve a relocation from Smiths News Trading Ltd’s older premises within the city to the newly completed premises, which would be used as a warehouse and distribution centre for the company.

The transaction was then documented under Agreement for Lease in readiness for planning consent; this was obtained in July 2021, and for practical completion of the build, which commenced in early 2021. 

Construction of the new building was completed in December 2021, and the new tenant is now in occupation thanks to expert support from Graham and the team.
